FAQs about renting with Barefoot & Lost
The security deposit due is equal to 1.5x the monthly rent agreed upon, and due to secure the unit and submit for the Certificate of Occupancy with the city or town.
Normal wear and tear includes minor wall markings and general carpet aging over the lease term. It does NOT include carpet stains, rips or damage, wall holes, cracks, stains, marker marks, heavily scratched or cracked laminate flooring, broken appliances, or damaged screens and doors.
Utilities vary by property. Check the specific listing for details. We’re happy to clarify before you apply.

Pets are not permitted in any of our units. If an exception is made, any pet must be licensed and registered with the local regulatory agency and a pet security deposit fee may apply.
We review applications quickly, typically within 48 hours. We look for responsible tenants who will care for the property as much as we do.
If maintenance or repairs exceed your security deposit amount, you will be charged for the additional property damage. Any unpaid repairs may be submitted as a claim in civil court with a judgment sought against you.
When you apply for one of our properties, our online application asks for your residential history, employment status, and proof of income. We also run credit and criminal history checks.
Your rent is payable online through the tenant portal or by personal check or money order (after the initial payment for the first month’s occupancy). Rent is due on the first of each month. If you pay your rent online, you can either set up automatic recurring payments or initiate payment each month yourself. Please make sure that funds are available in your account before initiating your rent payment. Returned payment fees will apply and vary depending on the institution and there is a 5% late fee of the total balance due after the 10th of the month. Weekends and holidays are not exemptions to the rent payment deadlines. Please make sure that you plan accordingly to avoid late fees!
We typically offer 12-month leases, but we’re open to discussing flexible terms depending on the property and situation.
Report any damage or items needing repair to the landlord as soon as possible, and ideally before you move out. This allows time to address issues and avoid disputes over your security deposit.
You will receive an exit report and itemization of any repairs within 30 days of your move-out date. Any necessary repairs will be deducted from your security deposit, and the remaining balance will be returned to you.

Most units carry mortgages, so it’s essential to move another tenant in as quickly as possible. Your cooperation in meeting deadlines and leaving the unit in proper condition is greatly appreciated.
If your carpets have stains, rips, or other damage beyond normal wear and tear, you should consider contacting a carpet treatment company. Standard aging and minor wear from an annual or 2-year lease is expected and acceptable.
Leave any spare keys on the counter and place an access key in the mailbox when you exit the unit. Notify the landlord when the property is cleared and ready for inspection.
Mow the lawn and remove or bag any brush, garden clippings, or debris piles. Contact the township for pickup of bagged items. Large tree limbs and fallen trees are the landlord’s responsibility. Any fines or violations received for overgrown yards or lack of maintenance are the tenant’s responsibility. If a court appearance is required, you would be responsible for payment for the time of one of our team members for representation on your behalf.
We do recommend that you contact an insurance agent to purchase a renter’s insurance policy. Property owners generally carry a standard fire and liability policy, but these policies normally do not cover the contents or possessions of the resident. The reason that insurance companies do not provide this type of coverage is because they are “non-owner” occupied properties. Therefore, it is very important for you to have adequate insurance coverage for your contents. To avoid a loss, acquire renter’s insurance now.
According to section 29 of your lease, you must return the unit to the same condition as when you moved in, with exceptions for normal wear and tear. This includes cleaning all areas to “broom swept” condition, removing all belongings and trash, and addressing any damage beyond normal wear and tear.
You must:
- Remove all belongings and trash; empty the fridge
- Clean all appliances inside and out
- Ensure all appliances are in working order with parts intact
- Repair any non-normal wall damage (holes, cracks, stains) to move-in condition
- Cut the lawn and remove brush, clippings, and debris
- Replace burnt-out light bulbs (except specialized bulbs)
- Clean lint filters and change furnace/appliance filters if not done in the last 6 months
- Leave the property in “broom swept” condition throughout
f you know that you’ll be moving at the end of your current lease, you’ll need to give our office your 60-day notice. (Sixty days is the lease requirement, but if you know your plans well in advance, more notice is always appreciated.) We’ll send you confirmation that we’ve received your notice and recorded it. At move out, you’ll be held responsible for thoroughly cleaning the property (including steam cleaning all carpets), making sure there are working light bulbs in all fixtures and a new HVAC filter in the unit, leaving the landscaping in neat condition if you’re responsible for yard care, and leaving trash in appropriate receptacles. Nail holes in the walls don’t need to be spackled, but wall scuffs requiring touch up paint will be considered beyond normal wear and tear. (A magic eraser can work wonders on these!)
When you’re ready to turn over the property, you should deliver all keys, remotes, access cards, etc. back to Barefoot & Lost. To arrange property turn-over items, please call us at 856.499.3261 or send us a message through your tenant portal.
We aim to respond to maintenance requests within 24 hours. For emergencies, we’re available around the clock. Using the portal is best and most efficient, but in emergencies texts or emails work as well and someone will get back to you as soon as possible.
We contract with a third party vendor who specializes in move in/move out property condition reports. The report they put together is usually 50-75 pages with photos and detailed notes from the inspector. We schedule the move in report just before your move in date and the move out report after you have turned in keys and surrendered the property back to Barefoot & Lost.
If you have not vacated by the end of your 30-day move-out period, additional rent will be charged and fees may apply. Please notify the landlord as soon as the property is ready for inspection.
No. Any belongings left behind will be disposed of or become property of the landlord. You must remove all personal items from the property. Charges may apply for the disposal of personal items and will be deducted from the security deposit.
Please contact the landlord PRIOR to moving out if you have any questions about these guidelines or your lease obligations. This helps avoid misunderstandings and ensures a smooth transition.
